Blackpine is the outlier in this set and the reason is altitude. It sits in Prodromos, the highest village in Cyprus at 1,450 metres, in the Troodos mountains and administratively in the Limassol district, about an hour from either Limassol or Nicosia.

That figure of 1,450 metres is height above sea level and not a distance to the coast, which is worth saying plainly because the developer's own page phrases it as kilometres above the sea. This is a mountain property: pine forest, cool summers, and snow in winter. Eighteen units are planned as a mix of apartments and houses, with an A+ energy rating and a starting price of EUR 520,000 before VAT. The architecture is deliberately unlike the coastal schemes, dark cladding and long horizontal glazing set into a wooded slope rather than white render around a pool.

The developer has not published a handover date, and there is no price list for individual units, so the entry price is the only figure with a source behind it. For a buyer, the case for Blackpine is that it does something no other property in this set does: it is a summer escape from Cypriot heat rather than a beach base, in a village with a fixed and very limited supply of land. The case against is equally clear. Mountain property in Cyprus is a thin market to sell into, winter access depends on the road, and rental demand is seasonal in the opposite direction to the coast.

Residency relevance

Buying at Blackpine does not grant residence by itself. Cyprus operates a permanent residence route for non-EU buyers with its own property threshold and income requirements, assessed separately from the purchase, and a licensed Cypriot lawyer should confirm eligibility before any reservation. Prices are quoted before VAT: the standard rate is 19 per cent, and the reduced 5 per cent rate applies only to a buyer's own primary residence under conditions that include a ten-year restriction on selling or letting commercially.
